New renderings have been revealed for 593 Montgomery Street, an 18-story residential building in the McGinley Square section of Jersey City, New Jersey. Designed by GRO Architects, the 218-foot-tall structure will yield 98 units. The development will also include 7,184 square feet of medical office space and 75 enclosed parking spaces on the first four levels. The project was approved by the local zoning board earlier this month and will rise from an irregular lot at the corner of Montgomery Street and Beacon Way.

Below is a site map outlining how 593 Montgomery Street will surround Jones Hall, a 110-unit senior housing facility built in 1939. The formerly subdivided plot also includes a surface-level parking lot on Cornelison Avenue.

The following comparison details the changes to the structure’s design, with the latest iteration on the right. The scope has been augmented to include an additional story above the 14th-story setback, and the massing of the upper stories has been aligned to the footprint of the building. Other changes include the reduction of the size of the windows, particularly along the lower corners of the structure, and the removal of one level from the podium.

The following renderings offer a closer look at 593 Montgomery Street’s Art Deco-inspired styling, including cast stone bas-reliefs, glass spandrels, wall sconces, dark bronze paneling for the awnings flanking each end of the ground floor, and Cambrian black granite above the doorway. The bulk of the envelope will be composed of precast panels with laid-in brick finish.

The 14th story and crown will feature additional cast stone bas-reliefs.

Twenty-six of the parking spaces will be reserved for the neighboring Jones Hall building, with the rest dedicated to residential use. Additional amenities will include 65 bicycle parking spaces.

The Journal Square PATH station is about a 16-minute walk to the north, or 7 minutes by car.

A construction timeline for 593 Montgomery Street has yet to be announced.

  1. It’s nice to see a skillfully, well conceived design when mediocrity, (all glass – no details), is the norm.

  2. Looks better, but the before looked pretty good already.

  3. The exterior looks better, but smaller windows means the interior will be darker and less inviting. Most people like larger window in their living spaces.

    Wow, this is unusually good for JC and the redesign is definitely an improvement. Jersey City, take note, this is how you do it.

  6. The original looked better. Not sure why they wanted more walls, and fewer windows.

  7. I like the design except for the fenestration, it’s kind of lame and not eye catching like Deco fenestration was

  8. Wow! They’re building that!? I thought it was a conversion when I first clicked on it. It looks like it’s from the 1920s – that’s nice.
